This service is aimed clients who are considering buying a house in
Wakefield and the surrounding area.

If you have a specific property to view, we offer a formal viewing service for
those who are too busy or too far from the area to spend time making
multiple trips to view  properties whether it be for a new home or
investment purposes.

The service we offer is to make an appointment and view any residential
property in the area with the Agent, Vendor or Landlord and provide the
following ‘Buying a home checklist’:-

1. An aerial view of the property with places of interest highlighted
2. External video to include approach to property, all accessible
   elevations, pathways, drives, garages, parking and gardens.
3. Internal video of all rooms including all walls, floors and
   ceilings.
4. Videos and/or photographs of views from all windows.
5. Photographs and/or videos of any significant features in the
   immediate vicinity of the property eg neighbouring properties, roads,
   railway, churches, river, park, shops, factories, commercial properties.
6. Written report outlining the features of the property and the
   surrounding area.

The above will not constitute a Structural Survey, which should be organised
independently as required.

This service is offered for a fee of £75.00 per property, or
£65.00 per property for three or more if requested at the same
time.

Simply find the properties you are interested in and in each case email us a
brief description of the property, the address including Postcode
together with the Agent’s or Vendor’s details as applicable and
or/links and we can undertake a home buying guide on your behalf.

Other services can be provided by negotiation at additional costs and may
include any or all of the following:-

• Schedule of works with budget costings resulting from Structural
  Surveys and other works required
• Attendance to a property with a Building Contractor for the
  purposes of providing quotations for work
• Further visits can be made to a property previously assessed if
  more information is required and are likely to be at a reduced fee

Once a viewing request is received and accepted every effort will be made to
arrange an appointment with the Vendor’s Agent within 24 hours of
receiving the request. Once an appointment has been made this will be
confirmed by email to both the Agent and yourself.
